Write a great property description

We've created some do's and don'ts to help you write a great property description.

Do's

  • Do include the unique things about your property (e.g. double height entryway, marble fireplace, access to a shared gym, etc)
  • Do describe the local area (e.g. close to The Grove Primary School, 5 minute walk to Angel underground station, local shops and restaurants less than 10 minute walk, etc)
  • Do mention the condition and if anything has recently been refurbished (e.g. immaculate condition throughout, with newly refurbished kitchen)
  • Do list anything included in the rent, or with the property (e.g. Electricity, water and broadband included in the rent, kitchen comes complete with dishwasher, washing machine and microwave)
  • Do give more information about any parking and outdoor space (e.g. there is a driveway for one car but there is ample on-street parking for more cars if needed, there is a small balcony, etc)
  • Do be honest and set clear expectations, you don't want to mislead applicants into coming to view. If the property is small or has quirks, frame them in a positive light without being deceptive.

  • Do make it easy to read, by breaking it into short paragraphs or bullet points. Consider using headings for different sections. 
  • Do read it through before you save it, making sure it is easily readable. You could even put it through an AI chatbot to see if the grammar, spelling or style can be improved.

Don't

  • Don't write in the first person (e.g. swap 'I have a great 3 bed flat for rent' for '3 bed flat for rent')
  • Don't repeat a bullet list of features in your description, if you are using the Key Features section of the advert builder. However, if there are features not available for selection in Key Features, you should add them to your description instead.
  • Don't add your name,  phone number, email address, or the property's full address. It is not permitted in the description and it keeps you and your property safe by not disclosing this.
  • Don't include discriminatory language; if you include phrases that constitute direct or indirect discrimination (e.g. discouraging tenants on benefits or with children from viewing/applying, or referring to any protected characteristics of a person), your description will be rejected.

 

Example property description:

2 bedroom maisonette immediately available in Sydenham, with on street parking and shared gardens.

Shared front garden with brick path to private front door. Inside is a coat cupboard and electricity meter, with stairs up to the main accommodation with all doors leading off the landing. 

To the front of the property is the open plan living space. On one side is the kitchen, with a range of wall and base units, free standing oven and grill with electric hob, fitted fridge freezer, and space and plumbing for washing machine. The kitchen area has linoleum flooring, with carpet laid throughout the rest of the room. There is space for a small dining table and two chairs, as well as sitting room furniture. Double window overlooking front garden, and connection points for TV and internet. 

To the rear of the property is one double and one single bedroom, each with windows looking over the rear garden. The double bedroom includes a built in single wardrobe. 

The bathroom comes with modern white fittings - low level WC, wash hand basin, and shower over bath. 

Accessed via a passage from the front garden is the shared rear garden, with flower beds, patio, and gravel area. There is space for a table and chairs (subject to agreement with the ground floor occupiers). 

Parking is freely available on street. Lower Sydenham station is within 10 minutes walk, as is Mayo park, and a selection of local shops and pubs including a large supermarket.
